For real estate brokers

Answered before you are out of the viewing.

Response time is the one thing a broker is measured on, and it collapses exactly when you are busiest. A Squidler assistant is a named colleague with its own inbox and a long memory — it answers while you are in someone else's kitchen, and tells you what it said when you come out.

The hours you cannot answer in

During a viewing

Three enquiries land while your phone is in your pocket. The fastest reply usually gets the buyer.

In an intake meeting

You are winning the next assignment, so the one you already have waits an hour for an answer.

Sunday, nine in the evening

The people browsing listings right now are the ones most serious about buying one.

From day one

What it takes off your desk

It answers the enquiries

Your assistant has its own email address. Forward your listing enquiries to it, or connect the mailbox you already use, and it replies with the right listing details and the next viewing time — then tells you what it sent.

Every seller hears from you on Friday

Tell it once what a seller update should say. It writes one per seller each week, in your voice, and sends them. The call you would have made and skipped is the cheapest way to keep the next assignment in the same stairwell.

Nothing waits on you unnoticed

It keeps the list of who owes you an answer and what you promised whom, and raises it before it goes stale — rather than after the seller calls to ask.

It reads the paperwork first

Point it at an association's annual report, an energy declaration or a land registry extract and ask what matters. It reads PDFs and the open web, so you walk into the intake meeting already knowing the area and the last three sales in it.

It drafts the words

Listing copy, the reply to a difficult seller, the summary of a viewing you dictated into your phone on the way home. You edit, it remembers how you edit.

The office numbers, without the export

Connect the office's accounting — Fortnox, Bokio or Oqto — and ask where you stand against budget, what is unpaid, what the month looks like. It keeps the answer on a board you can open instead of rebuilding the spreadsheet.

One colleague, wherever you already are

The web app installs on your phone and pushes notifications, which is where most brokers end up. It is the same assistant in every channel, with one memory across all of them — so what you told it at the viewing is there when you email it that evening.

In development

Inside the system your office already runs on

We are building the connection to the broker system Swedish offices work in, so the assistant stops being told things it could have read. This part is not live yet — it is where the work is going, and offices talking to us now help shape it.

  • Listings and contacts kept current from what you dictate, instead of forty fields typed from an emailed document.
  • A new enquiry answered the minute it arrives, the sender added to the viewing — while the system is still closed on your laptop.
  • Viewings created with their time slots, and the follow-up you speak into your phone afterwards written onto the right attendee.
  • Notes, comebacks and the bid log kept complete, because a complete bid history is a supervisory requirement and not a convenience.
  • Commission against budget per office, asked in a sentence rather than exported once a quarter.

And the question nobody has time to ask today: who came to a viewing in this area last year, did not buy, and owns their home? That is next year's assignments sitting in a register you have already paid to collect.

Personal data treated as personal data

A broker's register is personal data of the most ordinary and most sensitive kind — names, addresses, what someone can afford. An organisation can be set to EU residency, and then the whole chain runs on European endpoints: the models the assistant thinks with, transcription of the notes you speak into your phone, and image generation. It is your own setting and you can change it later.

Every assistant works in its own isolated workspace, and connections to the systems you already use are read-only until you grant more, area by area. Nothing is switched on because it was technically possible.

Start with one listing

Hire an assistant, point it at the enquiries for a single listing, and see what comes back by the weekend. If you are looking at this for a whole office, write to us instead — that one we set up with you.
